In this edition, Joanna Cocking, Head of Private Office at Hamptons, shares personal insights and experiences with anyone who may be currently working in or aspiring to join the London property industry.


What are you most proud of in your career?

 

Being asked to lead our Private Office—spanning London, the country, and international territories—was a proud moment, especially following my appointment as the first female lead of the Country House team. The industry has evolved positively over the years. In my early days, balancing the demands of a successful career with life as a mother of two was a challenge, but I’ve been fortunate to have the support of my wider family, and I’ve always worked for companies that genuinely value and support life outside of work – making career success possible.

 

First property job and how you got it?

 

Marsh & Parsons in Notting Hill Gate, I arrived as a receptionist, was spotted and promoted to sales within 3 months and left as a senior negotiator, having worked through Kensington Church Street and then Holland Park. I remember the employment agency asking if I liked property, after a job in a City law firm had not proved successful, and I said ‘I love architecture and houses’. Over 30 years later and I still do!

 

What motivates you?

 

I’ve always been naturally competitive, and while estate agents are not performing brain surgery, the opportunity to make a meaningful difference in people’s lives is what drives me each day. That, and the hope that I’m showing my two daughters what’s possible through hard work and passion.

 

Best advice for preparing for an interview?

 

Prior, preparation and planning! Research the job and the company, think outside the box and employ curious questions during the interview. Remember you are the solution to their vacancy problem!

 

What advice would you give your 18-year-old self?

 

Breathe! I went straight from higher education into work and pushed myself hard to grow my career before I began a family. Hindsight - I didn’t need to rush and London would always be there!

 

Which leader, entrepreneur, founder, or CEO inspires you?

 

Lindsay Cuthill, founder of Blue Book and lead of Savills Country House department for many decades, was one of my first bosses and inspired the management skills I still use to this day.

 

Your best deal?

 

Historically, selling the most expensive house in Fulham and brokering a private estate deal from start to finish acting solely for an UHNW global client. We had some tough turns along the way, but we maintained that trusted partnership throughout.

 

Trust is everything in our business – those clients we partner with rely on good and honest advice – and it is that integrity that builds our lifelong relationships. A foundation of trust creates repeat business, personal recommendations to friends and family – and an ever expanding network.

 

What’s your favourite restaurant?

 

I feel exceptionally lucky to dine in some amazing restaurants, but my favourite today was a birthday lunch at Fallow in St James, courtesy of my foody brother. Unforgettable!
