In leadership, it’s very easy to get distracted by the day-to-day challenges. 

It can feel hard to retain staff, and it’s easy to blame external factors. However, it might be time to look internally to see whether you’re leading the team in the right direction or if high staff turnover could be due to your leadership style.


I’ve spoken with and worked alongside fantastic leaders in the property industry, and they all share the same attributes, which I’ll run through below. These leaders retain staff and build successful teams. Don’t get me wrong, they don’t see things through rose-tinted glasses. They still must fight fires, and things don’t always go their way. But they always find solutions, understand that business growth isn’t a straightforward uphill trajectory, and they adapt, drive the business forward, and lead their teams with authentic and transparent leadership.


How Are You Empowering Your Team?


As a leader, it’s easy to take on tasks your team could handle but you need to let go to grow. Team members need to feel valued and have a sense of purpose. If you can’t trust them, either you’ve hired the wrong people, or you’re struggling to let go.


For most employees, the decision to move on isn’t just about money it’s often about leadership and feeling appreciated. Start by delegating more and working with your team to develop their skills. This will help build your confidence in handing things over, and your team will feel more empowered.


If staff aren’t performing, have an open conversation. Discuss how they can improve and how you can support them. This approach will help with retention and reduce recruitment needs in the long run.


You Need to Adapt


The market is constantly changing, and you need to adapt to ensure your business is future in culture and benefits.


If your salaries, perks, and policies haven’t changed in 20 years, your business will fall behind. I would suggest conducting regular SWOT analyses to see where you stand compared to competitors. It’s also worth speaking to a trusted recruiter who can provide insight into the market, helping you stay competitive and attractive to both existing staff and potential recruits.


I completely understand that business costs, NI contributions, and taxes are rising, but these changes can save you money in the long run by reducing recruitment costs and turnover.


Culture Is Everything


Culture links closely to empowerment and benefits, but it’s also about the environment you create. The best leaders foster a calm work environment, even under pressure. They set clear, realistic goals, celebrate small wins, and ensure everyone understands the overall vision. When the team knows exactly what they’re working towards, they’re more motivated to achieve it.


A high-pressure culture helps no one - not you, and certainly not your team.


Do You Have the Right Training and Career Path?


Strong training and clear career progression plans are essential for employee retention. Every company operates differently, so you need to provide excellent training and mentoring to help your teams develop. Again, this comes back to open communication and taking time to support people when they need it.

Leadership isn’t static, growth depends on reflection, adaptability, and authenticity.
