The role:
A leading property owner, developer is seeking a Head of Facilities Management to lead the FM function, set and maintain high standards for facilities and health & safety, ensure compliance and operate as the technical FM expert for the business.

Responsibilities:
  • Lead a national team of Regional Facilities Managers. Ensure delivery of a highly compliant FM function within the business. Coach, support and develop team members.
  • Allocate effective resource to regional portfolios.
  • Guide internal stakeholders on FM best practices for both operational buildings and buildings under planning application or construction.
  • Collaborate with the onboarding team ensuring effective PC, handover and mobilisation of both new and purchased stabilised buildings. Allocate/develop FM workstream lead for onboarding pipeline. Technical input into new schemes and ensuring all, M&E, plant, and communal services are designed and managed effectively.
  • Set and maintain high standards for facilities / health, safety and environmental management throughout the business. Ensure compliance with all contractual/statutory/mandatory undertakings associated with the delivery of comprehensive facilities management services
  • Procure, Monitor and control expenditure of materials/provisions and contracted services
  • Ensure service contracts are in place for managing the provision of hard and soft facilities management, refurbishment / refresh projects and monitor service providers and contractor’s performance
  • Work in partnership with internal stakeholders to ensure the effective delivery of facilities management operations for the complete portfolio including monitoring and implementing changes in legislation
  • Ensure full statutory compliance of allocated portfolios providing all technical support to Operational teams.
  • Oversee preparation of annual budgets, in partnership with Portfolio Managers and RST to ensure gross to net targets are achieved.
  • Forecasting annual expenditures for enhancement, proactive and reactive maintenance.
  • Lead FM emergency response.
  • Plan and cover Out of office coverage.
  • Prepare and present relevant reports for operational board meetings.
  • Ensure property databases and CAFM systems are updated and maintained by the FM team. Audit and identify areas for improvement. Implement improvements.
  • Responsibility for management of Statutory Maintenance obligations.
  • Ensure PPM, life cycle schedules and costings are present for assets managed by FM.
  • Ensure compliance with all contractual/statutory/mandatory undertakings associated with the delivery of comprehensive facilities management services.
  • Ensure compliance with all relevant operational policies.
  • Ensure compliance to all risk management and health & safety procedures. Plan, implement and monitor emergency procedures for all HRRB as per the current regulation requirements
  • Manage Utilities, including reviewing spend trends across the regions on energy, maintenance (reactive and planned), breakdowns and purchasing – CAFM Supported.
  • Work with internal stakeholders to drive performance and consistency across the portfolio
About you:
  • Member of a recognised professional body i.e. BIFM, MCIOB, MRICS, IFMA, IOSH or equivalent.
  • Extensive experience at a senior level in FM.
  • Knowledge of fire safety legislation and the Building Safety Act (2022).
  • A full driving license and eligibility to drive in the UK.
  • Dynamic professional, flexible and resilient.
  • A strong commercial ability with a hands-on approach.
  • Excellent customer focused team worker.
