You will be responsible for managing a quality portfolio of approximately 25 residential blocks, providing a hands-on and client-focused property management service.
Working closely with the directors and key stakeholders, you will have full responsibility for your portfolio, managing everything from day-to-day operations and compliance through to major works projects and resident engagement.
Key Responsibilities:
- Managing a portfolio of approximately 25 residential blocks, ensuring the effective day-to-day management of each development.
- Acting as the main point of contact for leaseholders, residents, directors, freeholders, contractors, and other stakeholders.
- Conducting regular site inspections and ensuring all follow-up actions are completed in a timely manner.
- Managing statutory compliance requirements, including Health & Safety, Fire Risk Assessments
- Overseeing major works projects from inception through to completion, ensuring works are delivered on time, within budget, and to a high standard.
- Managing Section 20 consultation processes in accordance with current legislation and best practice.
- Arranging and overseeing planned preventative maintenance and reactive maintenance works across the portfolio.
- Obtaining contractor quotations, issuing work orders, and monitoring contractor performance and service delivery.
- Managing buildings insurance renewals and claims, liaising with brokers, insurers, loss adjusters, contractors, and residents where required.
- Preparing and monitoring service charge budgets in conjunction with the accounts team and reviewing expenditure against budget.
- Chairing residents', directors', and Annual General Meetings, preparing meeting packs, agendas, and ensuring actions are completed.
- Building and maintaining strong relationships with clients, leaseholders, residents, contractors, and professional advisers.
- Maintaining accurate property records and ensuring all administrative duties are completed efficiently and professionally.
- Previous experience managing a residential block portfolio is essential.
- Strong knowledge of block management legislation, compliance requirements, and industry best practice.
- Experience managing major works projects, Section 20 consultations, insurance renewals, and statutory compliance requirements.
- Highly organised with excellent attention to detail and strong administrative skills.
- Confident communicator with excellent written and verbal communication skills.
- Able to manage multiple priorities and work independently while maintaining exceptional customer service standards.
- Comfortable using block management software systems and Microsoft Office applications.
- A proactive, professional, and client-focused approach.
- Salary of up to £45,000, depending on experience.
- Monday to Friday office-based role in North West London.
