How to Become a Block Manager in the UK: Career Path, Salary & Qualifications

Block management is one of property's best-kept career secrets. While everyone's heard of estate agents, far fewer people know that behind every well-run block of flats is a property professional juggling budgets, contractors, leaseholders and compliance and getting paid well to do it.

If you're weighing up a move into block management, here's what the job actually involves, what you'll earn, and how to get your foot in the door.

What does a block manager actually do?

A block manager (sometimes called a residential property manager) looks after the day-to-day running of blocks of flats or residential developments on behalf of freeholders, landlords or resident management companies. Typical responsibilities include:

  • Managing service charge budgets and collecting contributions from leaseholders
  • Arranging and overseeing repairs, maintenance and major works
  • Ensuring compliance with health and safety and fire safety regulations
  • Liaising with leaseholders, freeholders and residents' associations
  • Instructing and managing contractors (cleaners, gardeners, engineers)
  • Handling insurance claims and building insurance renewals

It's part project management, part customer service, part finance, no two weeks look the same, and the sector has become even more central to property since the Building Safety Act raised the bar on compliance across residential blocks.

Do you need qualifications to become a block manager?

Unlike some property roles, block management increasingly rewards formal qualifications, particularly as regulation tightens. The most recognised routes are:

That said, many successful block managers started with no property qualifications at all, strong administrative, customer service or finance backgrounds transfer well, and most agencies will support you through IRPM training once you're in a role.

Typical career path

  1. Property Administrator / Assistant Block Manager - supporting a senior block manager, handling correspondence, arranging contractors, and learning the service charge cycle
  2. Block Manager - running your own portfolio of developments, typically 300–600 units depending on complexity
  3. Senior Block Manager / Portfolio Manager - larger or more complex portfolios, often mentoring junior staff
  4. Regional Manager / Director - overseeing teams of block managers, business development and client relationships

Block manager salaries in the UK

Salaries vary by region and portfolio complexity, but as a general guide:

  • Assistant Block Manager: £24,000–£30,000
  • Block Manager: £40,000–£55,000
  • Senior Block Manager: £55,000–£70,000
  • Regional/Portfolio Director: £70,000–£100,000+

London and the South East typically sit at the higher end, and portfolios involving new-build or high-rise developments (with the associated Building Safety Act responsibilities) tend to command a premium.

Is block management a good career move?

If you like variety, enjoy problem-solving under pressure, and want a property career that isn't purely sales-driven, block management is well worth considering. Demand for experienced block managers currently outstrips supply across most of the UK, particularly for candidates with IRPM qualifications or Building Safety Act experience, which means strong job security and genuine room for salary growth.
